This roofing project for Chipotle in Roanoke, Virginia with the general contractor exemplified excellence in commercial roofing with a comprehensive scope of work that focused on durability, energy efficiency, and aesthetics.
The new construction roofing project commenced by mechanically fastening two layers of 20 PSI 2.6-inch polyiso insulation to the structurally sloped wood deck, featuring a ½-inch per foot insulation cricket between drains to ensure efficient water runoff and achieve a minimum R-value of 30 for enhanced energy efficiency. A pristine white 60 mil TPO membrane was then meticulously applied, fully adhering to the insulation substrate while adhering strictly to the manufacturer's specifications for flashings, details, and terminations, guaranteeing a seamless and waterproof roofing system. Adding both protection and an architectural touch, 24-gauge Kynar finish, shop-fabricated coping caps were expertly installed on the parapet walls.
Additionally, TPO walkway pads were strategically placed to ensure safe access for maintenance personnel and minimize wear and tear on the roof.
