Upgrading the Kitchen Roof at Bridgewater Retirement Community

The Problem

The kitchen roof at Bridgewater Retirement Community had significant damage on the existing EPDM membrane, stone ballast, and insulation underneath. Additionally, multiple sections of the roof used an outdated multi-layered roofing system called Built-Up Roofing (BUR). BUR systems are applied in layers using hot asphalt, cold process adhesives, or torch-applied bitumen. A layer of gravel or a cap sheet is often layered on top in an effort to enhance durability. However, these systems are known to be heavier than single-ply membranes, which puts more stress on the structure of the building. The installation process is also more labor-intensive and time consuming.

As a result, Bridgewater Retirement community had begun experiencing water infiltration, energy loss, and maintenance challenges, all of which had the potential to impact their operations. Our team opted to replace the EPDM membrane and BUR system with a TPO system.

Our Solution

Our team began by carefully removing the EPDM membrane, stone ballast, and insulation to address the problems beneath. We installed a new tapered insulation package to improve drainage and energy efficiency. Then, we raised exhaust fans and vent hoods to fit the new insulation layers underneath. With durability in mind, we chose a highly efficient 60 mil white TPO single-ply membrane, which we adhered across all sections with aluminum termination bars and a Kynar-finish metal edge system. We installed retrofit drains to improve water flow, along with sacrificial TPO membranes and walkway pads around mechanical units. Finally, our team is replacing any insulation that shows damage to ensure the new roof has a solid foundation.

Promoting Energy Efficiency and Durability

This new roof will preserve energy for Bridgewater Retirement Community and will save money in the long run by keeping the kitchen cooler in the summer and warmer in the winter. The drainage system intends to prevent water buildup and reduce the risk of leaks. With a 20-year manufacturer’s warranty and a 2-year contractor warranty, the community can rest assured that their roof will provide long-lasting protection and require less maintenance in the future. We look forward to giving Bridgewater Retirement Community a secure and reliable kitchen roof for years to come.
