Roofing Retrofit at Rockingham County Fair Steer Barn

We are excited to share a mid-project update on the roofing retrofit that is underway at the Rockingham County Fair Steer Barn. This project, which focuses on enhancing the durability and functionality of the roof, is progressing smoothly and on schedule. The scope of work for this project is comprehensive and aims to at provide a robust and long-lasting roofing solution. Here's an overview of the key activities:

  1. Skylight Coverage: We are covering 24 skylights with PBR metal roof panels, securely fastening them in place. This step is essential to improve the energy efficiency and thermal performance of the building.

  2. Ridge Vent Removal and Reuse: The existing ridge vent has been removed, and we are reusing the metal ridge for the top, maintaining the structure's aesthetic integrity while upgrading its functionality.

  3. Wood Blocking Installation: To ensure proper support and secure attachment of the new roofing materials, wood blocking has been installed at the roof's edge.

  4. EPS Flute Filler Installation: EPS flute fillers are being placed in the pans of the metal panels, providing an additional layer of insulation and helping to create a smooth, even surface for the subsequent layers.

  5. Insulation Enhancement: We are installing 1" Polyiso insulation, using a minimum of eight plates per 4x8 board, to significantly improve the building's thermal insulation.

  6. Rhinobond Plates Installation: Rhinobond plates are being installed at 12" O.C. per the roof plan, providing secure attachment points for the roofing membrane.

  7. TPO Membrane Application: A 60 mil white Carlisle TPO membrane is being installed using induction welding. This membrane offers excellent durability, energy efficiency, and resistance to weather elements.

  8. Gravel Stop Metal and Gutter Installation: We are installing shop-fabricated gravel stop metal and box-style gutters. The gutter system includes three downfalls as noted in the project plan and an additional downfall on the existing roof installed last year, ensuring efficient water drainage.

  9. Flashing and "L" Metal Installation: To ensure a watertight seal, all metal will be flashed with a cured cover strip. Additionally, where the roof ties into the wall, we are installing shop-fabricated "L" metal to turn up the membrane, providing enhanced protection against water infiltration.

We have recently completed the skylight coverage, ridge vent removal, and wood blocking installation. The EPS flute filler installation is well underway, with Polyiso insulation and Rhinobond plates being installed concurrently. The application of the TPO membrane is the next critical phase in the project and will ensure the roof's longevity and performance.

In the coming weeks, we will focus on completing the installation of the TPO membrane, flashing, and gutters. Our team is committed to delivering a high-quality roofing solution that meets the unique needs of the Rockingham County Fair Steer Barn. Stay tuned for the project completion.
