From Aging Roof to Cutting-Edge Protection for Sentara Martha Jefferson

Welcome back to the completed Sentara Martha Jefferson project in Charlottesville, VA! Sentara has faced critical challenges with its aging roof system, compounded by water management issues. The existing stone ballast, coupled with old EPDM membrane and insulation, had reached the end of its service life. This jeopardized the structural integrity of the facility, risking water damage and compromising the overall safety and efficiency of the entire healthcare environment.

Comprehensive Roofing Transformation for Superior Performance

We undertook an extensive re-roofing initiative to address these issues. The first step involved the meticulous removal of the existing stone ballast, outdated EPDM membrane, and insulation. In its place, we applied a resilient foundation, consisting of a 25 PSI 2” Polyiso base layer and a ¼” per foot tapered insulation to facilitate efficient water runoff. The pinnacle of the transformation came with the application of a fully adhered 50 mil FiberTite XT membrane, offering unparalleled protection against the elements.

As part of our commitment to water management, we strategically installed new retrofit drains and overflow drains to ensure effective water evacuation, safeguarding the facility from potential water damage. Special attention was given to multiple roof sections, enhancing both aesthetics and functionality with the addition of .040 aluminum premanufactured edge metal.

Addressing a unique challenge in a specific roof section, we replaced the existing EPDM membrane and abandoned mechanical equipment with a resilient combination of a 25 PSI 1.5” Polyiso insulation base layer, a ¼” per foot tapered insulation, a glass mat gypsum cover board, and the same 50 mil FiberTite XT membrane for consistent protection.

The transformation extended to the two patio areas, where existing Hanover Stone pavers were carefully removed, stored, and then reinstalled over new polyiso insulation and a fully adhered 50 mil FiberTite XT membrane. New adjustable pedestals were introduced to guarantee a level walking surface. To enhance safety on the uppermost roof section, we implemented critical safety measures. This included installing a Bilco safety hatch rail and Cross Grip walkway pads, providing secure rooftop access and preventing any accidental falls through the access point, particularly crucial as the area involves climbing a wall-mounted ladder to reach the roof.
