Problem:

The University of Science and Philosophy of Science and Philosophy faced significant challenges with its aging roofing system. The existing EPDM membrane, wood fiber, and EPS insulation had deteriorated, leading to frequent leaks and inadequate thermal performance. This deterioration resulted in water damage to the building's interior and increased energy costs due to poor insulation. Additionally, the stone ballast and inefficient drainage system compounded the maintenance challenges.

Solution:

To address these issues, the project began with the removal and off-site disposal of the stone ballast. Following this, the existing EPDM membrane, 1” wood fiber, and ½” EPS insulation were removed down to the structurally sloped steel decking, allowing for a clean and stable base for the new roofing system. Two layers of 20PSI 2.6” polyiso insulation (R-30) were installed over the structurally sloped steel deck to improve the roof’s thermal performance significantly. This upgrade provided better insulation, improved energy efficiency, and reduced heating and cooling costs for the building.

To address drainage issues, ½” crickets were installed between the scuppers, aiding in positive drainage and ensuring that water flowed efficiently off the roof, thereby reducing the risk of pooling and leaks. A 60 mil TPO membrane was mechanically fastened using induction welding, complete with flashings, details, and terminations per the manufacturer’s specifications. This membrane, known for its durability, provided a long-lasting solution that was resistant to punctures and UV radiation. Additional enhancements included the installation of a 24-gauge, Kynar-finish, shop-fabricated coping cap on top of the parapet walls to protect against water infiltration. Special attention was given to the front parapet wall, where the coping was designed to cover the term bar and through-wall flashing.

Four 24-gauge, TPO-coated metal scuppers and four 24-gauge, Kynar finish, shop-fabricated leader heads with 3”x4” corrugated downspouts to grade were installed to manage water runoff effectively. Premium TPO walkway pads were also installed at the roof hatch to provide safe and durable access for maintenance personnel.

The comprehensive roofing project at the University of Science and Philosophy resulted in a robust, energy-efficient roofing system that significantly reduced the risk of leaks and water damage. The improved insulation led to a noticeable reduction in energy costs, a promising outcome for the University. The enhanced drainage system ensured effective water management, further contributing to the system’s energy efficiency. High-quality materials and precise installation techniques extended the roof’s lifespan, providing the University with a long-term, cost-effective solution.
