Reviving the Rooftop of The Jack Jouett Apartments
The Jack Jouett Apartments, are a 1920's apartment building located in Charlottesville, Virginia. This vintage property is centrally located just off Rugby Road which is just a short walk to Central Grounds and the Corner. They stand as a testament to the past but have faced significant roofing challenges in recent years.
Problem
Over time, their roofing system has deteriorated, resulting in energy inefficiency and structural wear and tear. We collaborated with a local contractor, Harman Construction to undertake the ambitious task of rejuvenating this historic structure. The project unfolded in multiple stages, each meticulously planned and executed to achieve a balance between preserving the building's legacy and modernizing its roofing system. Our goal was to preserve its historic charm by addressing these critical issues.
Solution:
The project began by carefully removing old roofing materials to reveal the building's essence. This crucial first step paved the way for a transformation that would redefine the building's character for years to come. To enhance the building's energy efficiency, craftsmen affixed 1" poly iso insulation to the sloped substrate, significantly improving its R-value and setting the stage for a more sustainable future.
Installing the TPO Membrane
The heart of the project was the installation of a state-of-the-art, white 60 mil TPO membrane. Beyond its durability, this fully adhered system brought a modern, sleek aesthetic to the structure. Attention to detail, from flashing to edging, ensured a flawless finish.
Striking Copper Accents
Preserving history was showcased through striking copper accents. 20-ounce copper scuppers replaced steel counterparts, adding sophistication to functionality. A copper gravel stop and a timeless copper standing seam adorned the perimeter parapet wall and cornice, blending form and purpose seamlessly.
Every Detail Matters
No corner was left untouched. Copper flashing intertwined with the frieze board trim, merging past and present seamlessly. Towering stair canopies now sport 20 oz. copper standing seam roofs, achieving a balance between grace and utility.
A Commitment to Authenticity
The commitment to authenticity extended to the smallest of details. Copper-capped chimney tops were adorned with pre-manufactured 20 oz. copper, honoring their individuality. Stair towers showcased copper half-round gutters, leader heads, and round downspouts, offering a functional drainage solution that harmonized with aesthetics.
